IF I INVEST IN ECOVERSE, DO I GET PRIVILEGES IN NUANU?

Yes, Ecoverse is a partner property of Nuanu and any Nuanu benefits will be accessible to Ecoverse Investors.

CAN I CUSTOMISE MY APARTMENT OR VILLA?

Yes. We offer interior options and styling customization to suite investors needs and tastes.

WHERE CAN I SEE RESIDENCES, FACILITIES, FLOOR PLANS, PRICING AND INTERIORS?

All details are available in our 'Product and Lifestyle Brochure' and 'Product Menu and Price List'.

UNDER WHAT CONDITIONS CAN I SELL MY LEASE?

Yes, once full payment is made, the lease can be sold to another party.

CAN I EXTEND MY LEASE AND AT WHAT PRICE?

The contract offers an optional extension of another 30 years at land value (market price).

HOW CAN A EXTENSION BE ACTIVATED?

The management company can arrange and negotiate the extension on behalf of the investors.

WHAT IS NOT INCLUDED IN THE PURCHASE PRICE?

VAT of 11% and notary fees of 0.5% are to be added to the standard purchase price.

DOES THE PRICE CHANGE IN THE FUTURE?

Yes, the sales price will increase by a minimum of 5% at Public Launch and 10-20% by the time of completion.

WHAT METHODS OF PAYMENTS ARE ACCEPTED?

Payments in IDR, USD, AUD, SGD, EURO and other currencies are accepted and converted to IDR. 

CAN I PURCHASE THE PROPERTY EVEN IF I AM NOT IN BALI?

Yes, you can provide Power of Attorney.

HOW DOES THE BOOKING FEE WORK?

For a fully refundable deposit of USD 5,000, investors can reserve the unit of their choice for 1 week to avoid losing the unit to another investor.

WHAT CONTRACTS DO I HAVE TO SIGN?

Our legal pack consists of our Lease Purchase Agreement, the Management Agreement and the official Notarial Deed to register the transaction in front of a Public Notary.

WHO HAS TO PAY THE TRANSACTION TAXES?

There are 2 types of transaction taxes.
A final tax of 10% which will be covered by the developer and is included in the standard purchase price. An additional 11% of VAT will be charged on top of the Standard Purchase price. The developer must add this tax and pay it to the authorities.

WHO IS THE MANAGEMENT COMPANY AND HOW MUCH ARE THE FEES?

OXO Group Indonesia and its affiliated companies will manage the property to OXO Standards.

HOW DOES THE MANAGEMENT WORK?

We offer a fair and transparent renting pool model, by which all owners benefit equally in proportion to the size of their property?

CAN I USE THE PROPERTY FOR MYSELF?

Yes, subject to availability the property can be used at any time.

How much is the properties and what are the lease terms?

Property prices start from $125,000. First 20/49 units will be released early June with price list shared then. Lease terms runs until June 2051

Full details to be shared in due course. Lease runs until June 2051. Management terms will be shared accordingly. Phase 1 of Ecoverse will release 20 units, mix of apartments and townhouses. Details to follow closer to launch.

Does nuanu fit for families? Will there be any school for young kids?

Yes. Pro-Ed school opens August 2023. Further information on that will be shared over the coming weeks. More info available directly from Pro-Ed Umalas.

Will Australian Banks lend money for investment in Indonesia?

No. Purchases are cash-only.

Where is this project located exactly inside the Nuanu?

The project is 400m from the main entrance of Nuanu.

Will Nuanu be a close gated community or open to public?

Nuanu itself is a public cultural and events space, park and education centre along with a range of F&B and retail outlets.

Hi, regarding the apartments ROI, do you have any financial breakdown of your forecasts?

Yes, these will be provided at the launch of the project in early June.

Is the beach club will be something like Finns beach club with loud music?

The beach club is located approx. 3km from Ecoverse project - almost the furthest point from the Nuanu site entrance
